About the Role
As the Marketing Manager for The Netherlands, you will lead the full marketing lifecycle of our residential real estate developments as well as stabilised assets, working closely with the Senior Marketing Executive NL. From initial mobilisation through to stabilisation and long-term growth, you will develop and implement strategic and tactical marketing plans that strengthen brand identity, enhance placemaking, generate qualified leads, and drive occupancy and revenue.
You will manage a diverse portfolio that includes multifamily housing, student accommodation, and corporate marketing initiatives. This role requires both commercial and team-building skills as well as creativity, combining brand building, digital strategy, team manager and stakeholder engagement to bring our properties to life and ensure they remain fully occupied with a healthy interest list and competitively positioned in the residential market.
Key Responsibilities
- Develop and execute annual marketing strategies that directly support occupancy targets, rental growth, and asset performance.
- Lead the marketing of new developments, ensuring timely mobilization, strong lease-up results, and strategic brand positioning within budget.
- Strengthen digital visibility and lead generation through effective website management, social media, and paid campaigns, in collaboration with the Senior Marketing Executive NL and external partners.
- Create targeted B2B and B2C campaigns to attract key audiences such as students, young professionals, families, and corporate partners.
- Deliver high-impact marketing materials and omni-channel content that support leasing pace and brand consistency.
- Design and implement resident acquisition and retention campaigns with measurable ROI, contributing to long-term asset stabilization.
- Monitor market trends and asset performance, providing data-driven recommendations to optimise occupancy and revenue.
- Support leasing and operations teams with commercial strategies, activation plans, and budget alignment to maximize conversion.
- Act as a brand ambassador, building strategic relationships with universities, corporates, and intermediaries to drive demand.
- Provide regular performance reports with SMART KPIs to inform stakeholders and guide decision-making.
- Collaborate cross-functionally to ensure marketing initiatives are aligned with operational priorities and investment objectives.
- Identify opportunities for innovation and efficiency in marketing execution to enhance portfolio value and investor returns.
- Event management: from organizing groundbreaking and topping-out ceremonies to leading Greystar’s full presence at PROVADA, including the stand, PR coordination, and overall event execution.
About You
You’re a native Dutch marketing leader with over eight years’ experience across B2C and B2B, ideally within real estate. You know the Dutch residential market inside out and understand what it takes to successfully launch new assets, build momentum, and create genuine brand presence. From high-profile moments like PROVADA to groundbreaking and topping-out events, you deliver experiences that make an impact.
Strategic and hands-on in equal measure, you build integrated campaigns that drive results across digital, social, PPC, and live channels. You’re confident presenting in both Dutch and English, turning data into clear insights using tools like Google Analytics, Looker Studio, and Power BI. Commercially sharp and detail-focused, you manage budgets, juggle priorities, and keep projects moving under pressure.
